Basic Package

Structure
Framed Structure Foundation and Column Super Structure & Designs are as per Structural Engineers / Architects specification and also designed as per Vaasthu.
Basement
Basement level will be 3’ height from existing ground level; car parking level will be according to the site conditions / Architect design.
Super Structure
All outer walls are of Solid Block work 6” thick in CM 1:5 using Solid Blocks, inner partition walls Solid Block work 4” thick in CM 1:4, and , both sides finished with cement plaster. Roof Ht. 10 Ft from Floor to Floor level. Storage units like loft and wardrobes will be provided with brick wall supports & shelves fitted with Kadapa Stone and for lofts RCC concrete of 60mm tk using M20 grade concrete finished with cement plaster as required. (MSand for Concreting & Brickwork & P Sand for Plastering )
Doors & Windows
Main Door:
Teak Wood main door frame of 5” x 3” thk and teak wood paneled shutters of with brass fittings.

Other Doors:
All interior door frames will be of Teakwood frame of size 4”x 3” and Readymade flush door
shutters with necessary hardware fittings. (Frame & Shutter @ Rs: 10,000/-)
PVC / water proof flush doors frame & shutters will be provided for toilets.

Windows
All window frames will be of UPVC frame & sliding shutters with tinted glasses. MS safety Grills (10mm thick) will be provided. (Frame & Shutter @ Rs: 350/sqft Excl Grills)
Flooring
Flooring will be of Vitrified tile flooring (2’ x 2’) with 4” skirting. @ Rs.60/ per sft, For toilets flooring using Antiskid ceramic tiles & wall using glazed digital designed wall tiles upto 7’ height. @ 40/- per sft.,
Paintings
Main door will be with Melamine French spray polish. Interior doors will have one coat of primer and two coats of enamel paint. For inner walls, two coats of cement based wall putty, one coat of primer and two coats of Nippon or Asian Equivalent, Tractor Shyne Emulsion and outer walls one coat of exterior emulsion primer and two coats of Asian Ace emulsion paint on all 3 sides and front elevation using Asian Or equivalent using weather proofed paint.(Nippon)
Hall & Dining
2 fan points, 2 light points, necessary sockets, TV, Invertor provision will be provided
Bed Rooms
Bedrooms will have one loft on shorter and Kadapa Stone open shelf wardrobe type with 3 rows will be provided. Each bedroom will have one fan point, two light points and necessary sockets will be provided. Each bedroom will have an AC point
Kitchen
Kitchen cooking table will be of 18mm tk Steel grey granite slab (or) Galaxy black granite with stainless steel sink worth Rs 3,000 without drain board of size 24”x 18” x10” inches. In kitchen electrical points for mixer, grinder, light, fan, exhaust fan , chimney point and other necessary sockets will be provided. For fridge one power point will be provided in kitchen/hall/dining wherever space available.

- Ceramic Wall Dado tiles with 7 feet height
- Up to Rs 45 per sqft
- Sanitary Ware and CP fitting
- Up to Rs. 35,000 per 1000 sqft

For weathering course waterproofing chemical treatment will be given on the terrace surface and after that latest cool roof tiles will be laid ( of brand KAG / BELL OR EQUIVELENT )

Sump will be of 4 ½ ‘ brick wall outside and 4 ½” RCC concrete WPC wall inside, With waterproofing chemical treatment well plastered Concrete slab cover with 2’ x 2’ ready manhole cover & PVC coated CI Rung steps to get-in for maintenance purpose and painted with 2 coats of white wash.
Septic Tank : Extra Option
9” thick brick wall with wpc plastered, Filtration materials using plain brick jelly Concrete Cover slab & readymade CC manhole cover 2 x 2 feet opening for maintenance
